摘要: An integrated sash lock and tilt latch assembly for a sash window slidable within a master frame, including a handle movable among a first, a second and a third position to adjust the assembly among a respective locked, unlocked and tiltable position. The integrated assembly further comprises a rotor coupled to the handle and having a locking cam. The integrated assembly also includes a keeper adapted to be connected to an upper sash window. The integrated assembly further includes a latch bolt housing having a latch bolt slidably disposed therein and a spring for biasing the latch bolt towards the master frame. The integrated assembly further includes a connector coupled proximate a first end to the latch bolt and operably coupled proximate a second end to the rotor.

The balance assembly (15) has an elastomer balance member (30) having one end adapted to be connected to the master frame (14) and another end adapted to be connected to the sash window (12) to provide an upward biasing force to the sash window (12). A system (50) is provided for custom-manufacturing the balance member (30) and for custom-manufacturing a sash window assembly (10) incorporating the balance member (30).

摘要: The present invention provides a spring balance assembly for use with a sash window. The spring balance assembly comprises a plate, clip, pivot brake assembly, and first and second coil springs. The plate has a first portion, second portion, and a generally perpendicular transition portion thereby defining a cavity proximate the first portion. The cavity accommodates hardware mounted to the sash window during sliding movement of the sash window. The first coil spring is rotatably supported on a first spool and the second coil spring is rotatably supported on a second spool. A lower end of the first spring is connected to an attaching element of the clip. A lower end of the second spring is connected to a first wall of the pivot brake assembly and the clip is connected to the first wall to secure the first and second springs to the pivot brake assembly.

摘要: A sash balance brake and pivot pin assembly for a sash window that maintains the window substantially square prior to installation. The pivot pin extends outwardly from the window sash. The sash balance brake is disposed within a track in the window frame and includes a rotor rotatably disposed within an expandable housing. The pivot pin has a collar for lateral engagement with the rotor to prevent the window frame from bowing away from the window sash, thereby maintaining the window frame substantially square. The rotor has a first slot and a transversely disposed second slot defining an inner surface. The inner surface includes an angled surface to resist breakage of the rotor when the window sash in installed into the window frame. The rotor also has a pair of flats at a first end to further resist breakage of the rotor when the pivot pin is positioned at an angle with respect to the rotor.

摘要: A sash lock (10) is provided for a sash window assembly (12). The sash window assembly includes an upper sash window (14) and a lower sash window (16). Each of the sash windows (14, 16) are mounted within opposed guide rails (20) on a master frame (22) wherein at least one of the sash windows is slidable within the frame (20) relative to the other sash window. The sash window assembly (12) further includes a keeper (26) for mounting on a rail of one of the sash windows. The keeper (26) includes a keeper surface (26a). The sash lock (10) includes a locking assembly (28) for mounting on an adjacent rail of the other of the sash windows. The locking assembly (28) includes a housing (30) having an aperture (32), an actuator arm (34) having a shaft (38) disposed along a rotational axis and within the aperture (32) of the housing (30), and a cam (36) having a cam surface (36a) for engaging the keeper surface (26a) of the keeper (26). The cam (36) also includes an engagement member (40, 52) to engage the shaft (38) of the actuator arm (34). The housing (30) of the locking assembly (28) includes two alignment tabs (33) that are each adapted to engage one of two alignment surfaces (26d) of the keeper (26).

摘要: An integrated sash lock and tilt latch assembly for a sash window is disclosed. The integrated assembly comprises a handle movable among a first, a second and a third position to adjust the assembly among a respective locked, unlocked and tiltable position. The integrated assembly further comprises a rotor coupled to the handle and comprising a locking cam and the rotor. The integrated assembly further has a pawl operably associated with the handle and abuttingly engages the rotor. The assembly also has a keeper adapted to receives at least a portion of the locking cam and a latch bolt adapted to be slidably disposed in a sash window. A connector is also provided which has a first end and an opposed second end. The first end of the connector is coupled to the latch bolt and the second end of the connector operably engages the appending member of the pawl. The assembly also has a spring for biasing the latch bolt towards one of the guide rails.
