Abstract: A tankless water heater (TWH) isolation valve includes a valve body having a plug valve port, a TWH port, a water distribution system port and a drain port. A plug valve includes at least one plug seal. The plug valve is controlled by a rotatable plug valve handle. The plug valve is disposed through the plug valve port and within the valve body. The rotatable plug valve handle includes a first plug valve handle position and a different rotated second plug valve handle position. In a normal operating mode in the first plug valve handle position, the TWH port is fluidly coupled to both of the drain port and the water system distribution port. In a drain mode, the TWH port is fluidly coupled to the drain port, and the water system distribution port is closed to the TWH port as blocked by the plug seal.

Abstract: A backflow preventer including a body having an inlet for connection to an upstream portion of a plumbing system and an outlet for connection to a downstream portion of the plumbing system, a first check valve and a second check valve located in the body for preventing the reverse flow of water between the outlet and the inlet. An inlet pressure zone is positioned between the inlet and the first check valve, an outlet pressure zone is positioned between the outlet and the second check valve, and an intermediate pressure zone is positioned between the first and the second check valves. Position sensors sense the positions of the check valves, and pressure sensors sense the pressures in the zone. A controller in communication with the position sensors and the pressure sensors calculates the opening and closing pressures of the check valves.

Abstract: A backflow preventer for preventing a reverse flow of water in a plumbing system including a body having an inlet and an outlet. The body forms an intermediate zone between the inlet and outlet. An inlet check valve prevents the reverse flow of water from the intermediate zone through the inlet. An outlet check valve prevents the flow of water from the outlet into the intermediate zone. An inlet pressure sensor, an intermediate pressure sensor and an outlet pressure sensor provide readings for the respective zones. A controller monitors a pressure differential between the outlet pressure zone and the intermediate pressure zone to compare the pressure differential to a pre-set range. The controller generates a warning/error message when the pressure differential is outside the pre-set range. The controller can also monitor an inlet pressure in the inlet zone to generate a message if the inlet pressure varies inappropriately.

Abstract: A test cock is configured to connect to a test cock port. The test cock includes a body portion defining a flowpath between a distal end and a proximal end. The test cock includes an intake stem at the proximal end that has external threads to connect the test cock to the test cock port. The intake stem defines an intake opening connected to the flowpath, the intake opening having a non-circular shape, such as a hexagonal shape. The test cock also includes an extraction tool having an end forming the non-circular shape of the intake opening, the end being sized to fit within and engage the intake opening.

Abstract: A control system for a water filter assembly comprising a filter having an RFID tag and an RFID sensor to generate a RFID signal containing data related to the filter. A valve assembly moves between a shut off position, an operational position directing the flowpath of the water supply through the filter, and a bypass position. A controller communicate with a lawn irrigation system to determine if the irrigation system is operative. When operative, the controller has the valve assembly switch to the bypass position. The controller also receives the RFID signal to verify if the filter is proper. The controller also receives a leak signal from a leak sensor and has the valve assembly automatically switch to the shut off position if a leak occurs. The controller can name the leak sensor with a location and indicate battery life of the leak sensor.

Abstract: A water heating and treatment system includes a water heater, a hot water outflow line from the water heater, and a cold water supply line to supply water to the water heater. The cold water supply line includes at least one of an anti-scale device, and a UV sanitation lamp. A mixing station supplies a temperature regulated heated water to one or multiple temperature zones. The water heater, the anti-scale device, the UV sanitation lamp, and the mixing station are contained in a single enclosure having at least one transparent wall through which components can be viewed. A method for treating hot water to suppress pathogens and undesired bacterial content in a domestic water system is also described.

The at least one switch is further configured to automatically de-actuate in the absence of the user-supplied force to electrically decouple the mat from the AC power source. The thermostat device includes at least one integrated power measurement circuit for testing and diagnostics of an in-floor heating system.

Abstract: A pressure regulator assembly has a normal mode and a regulated fast-fill mode and includes a spring cage and a body coupled together. The spring cage and body define an inlet in fluid communication with an outlet as well as an interior between the inlet and the outlet. A diaphragm assembly mounts in the interior for selectively closing a flowpath between the inlet and the outlet. A preload spring in the interior applies force on the diaphragm assembly so that in the normal mode, the flowpath is closed if a downstream pressure is above a first pressure. An actuation assembly includes a lever coupled to the spring cage and a push rod mounted so that in the regulated fast-fill mode, the lever slides so that the push rod further compresses the preload spring to open the flowpath and regulate flow therethrough if the downstream pressure is below a second pressure.

Abstract: A quick connector assembly for connecting a toilet waste pipe to a drain pipe including a toilet carrier base. A collet has resilient radially inward fingers and a lock body secures the collet in place. The lock body has guide tracks with locked portions that define a locked position and unlocked portions that define an unlocked position. A lock nut includes interior protrusions coupled in the guide tracks for movement between the locked and unlocked positions. A guide is slidingly mounted between the lock nut and lock body. In the unlocked position, the lock nut forces the guide into the collet so that the radially inward fingers are splayed to allow removal of a toilet waste pipe for adjustment. In the locked position, the guide is not forced into the collet so that the radially inward fingers prevent removal of the toilet waste pipe for fast and easy assembly.
