A preformed formwork for forming concrete floor slab for a height adjustable shipping container building structure. The preformed formwork (100) includes a frame having spaced apart side beams (102, 104), spaced apart end beams (101, 103), and fork lifting supports (106) that equally spaced apart from the centre of the frame extending between the spaced apart side beams (102, 104). Reinforcing (107) is situated within the internal area of the frame and attached to internal surface of the side and end beams (101, 102, 103, 104). Wall receiving feature on the external surface of the side and end beams to accommodate, support and attach a portion of wall panel to the end and side beams. Columns (105) are engaged and supported at the corners of the frame. The preformed formwork is dimensioned to equal the floor area of a standard shipping container such that the preformed formwork is able to be readily and easily transported within a height adjustable shipping container containing building components and able to be readily and easily erected and assembled as ether a ground floor or upper level floor of a building structure prior to been formed in to a concrete slab.

A service duct and spacer (10) for use in the service duct and spacer system of the invention. The service duct and spacer (10) has an extruded elongate body portion (10) having a first panel engaging portion (11) spaced apart from a second panel engaging portion (13) whereby a mid-portion (12) is situated between the first and second panel engaging portions (11, 12). The mid portion is hollow and defines an interior space (124) by way of sidewalls (121, 122) and bases (113, 133). Service utilities are able to be located within the interior space (124). Side wall (121) is able to be removed (see figure 3) in order to gain access into the interior space (124) so that the service utilities can be maintained, introduced and/or removed from the body portion (10). Each panel engaging portion (11), (13) consists of a base (113, 133) and two spaced apart legs (111, 112 & 131, 132) extending away from the base (113, 133) so as to define an wall engaging area (114, 134) for accommodating and supporting a portion of a wall panel (20, 30) (as is shown in figures 2 and 3).

A height adjustable shipping container usable as a building structure (2400). The container having vertical corner columns (2405) and at least three side walls which may be transported at a reduced height as a shipping container and expanded at the receiving end. At least some of the vertical corner columns (2405) expand in length during expansion of the reduced height shipping container. The shipping container is able to transport therein structural components, such as wall panel (2403, 2404, floor 2401), roof (2402A, 2402B) and even fittings to build a building structure that is the equivalent in floor area to that of at least two shipping containers.
