    Abstract: A refuge unit (10) has an outer structure (12) and an inner structure (14). The inner structure (14) is rotatable relative to the outer structure (12) about an axis of rotation (16). The inner structure (14) is capable of accommodating one or more people. The inner structure is biased toward a substantially constant rotational position about the axis (16) such that if the axis (16) lies in horizontal plane, a floor (18) of the inner structure also lies in a horizontal plane. One or more doors (40, 40') are provided at respective opposite entrances to the unit (10).

    Abstract: A building component (10) has first and second parallel and spaced apart edges (12) and (4,) a first panel portion (16) and first and second members (18) and (20). The first and second members (18) and (20) are located on the same side of the first panel portion (16). The members (18) and (20) extend along the first and second edges (12) and (14). A second panel portion (42) is demountably connected to the first panel portion (16) in a face to face relationship. This creates a plurality of cavities (44) within the building component (10). A plurality of holes (26) is formed in the component (10) to enable passage of services such as electricity, gas and water through the component (10).
