摘要: A method/system monitors and controls operational aspects of devices in a space, for example a living, office or other human-occupied space or storage space, in a building, such as turning lights on/off, raising/lowering blinds, maintaining or changing temperature, and other operational aspects. Sensors monitor energy usage of the devices in the space, and a controller/engine compares the monitored energy usage with reference energy usage to validate whether the devices are performing as expected. A temperate set-versus-anomaly detection technique may use temperature set point adjustments by a user (during a timeframe) to determine whether an anomaly exists that requires changes in the central heating/cooling system of the building.

摘要: A building includes a podium level steel transfer structure configured to receive vertical loads and lateral loads from upper portions of the building. The building may be a low-rise building or a mid-rise building. The podium level steel transfer structure may be at least partially pre-constructed such that final assembly may occur at a job site with reduced skilled labor. Transverse members of the podium level steel transfer structure may include engagement features extending vertically therefrom, and configured to align, engage, and retain at least one interior demising wall and at least one exterior wall in an orthogonal relationship through multiple fasteners. The engagement features may include a steel member with a trapezoidal profile having one or more angular notches, one or more captive fasteners, and at least one alignment hole.

摘要: A building includes a prefabricated modular stair or elevator module. The prefabricated stair or elevator module may form either a fully functional stairwell with an internally supported internal landing and handrails, or a fully functional elevator shaft ready to install an elevator system through a plurality of engagement features. Each prefabricated stair / elevator module includes four vertical members extending orthogonally from a reference plane, four transverse members forming transverse edges of the module, and four longitudinal members forming longitudinal edges of the module. The prefabricated modules may be stacked upon one another and fixedly attached to one another through fastening members and fasteners. Furthermore, each module may be covered in wall panels such that each module forms a segment of either an elevator shaft or a stairwell.
