摘要： A tilt-latch (10) is adapted for releasably securing a pivotable sash window (12) disposed within opposed guide rails (16) on a master frame (14) of a window sash assembly (11). The sash window 12 comprises a top sash rail (20), a base (22) and two stiles (24,26) connected together at their extremities. The tilt-latch 10 comprises a housing (42) adapted to be supported by the top rail (20). The housing (42) has an outward end opening (44) and a pair of sidewalls (56,58). A latch bolt (46) is disposed within the housing (42) and has a nose adapted for engaging a respective one of the guide rails (16). The sidewalls (56,58) each have a first segment (80,82) and a second segment (84,86). The first segment (80,82) has a lesser thickness t1 than the second segment 84,86 providing a gap (g1,g2)between each sidewall (56,58) and the latch bolt (46). The first segments (80,82) are flexible to a flexed position during and upon installation wherein the first segments (80,82) do not contact the latch bolt (46), thereby allowing the latch bolt (46) to be retracted or extended through the outward end opening (44) without being obstructed by the sidewalls (56,58).

摘要： A sash balance brake assembly for a sash window system. The sash window system includes a window frame having a pair of generally parallel tracks. Each of the tracks has an outer wall, front and back intermediate walls and front and back inner walls collectively defining a channel. A sash window is transversely disposed between the tracks and is adapted for slidable movement along the tracks. A pair of sash balance assemblies provide a generally upward bias on transverse sides of the sash window. The sash balance brake assembly comprises a rotor rotatable about a rotor axis, a bolt having a generally planar engaging surface, a slider body for placement in a respective one of the channels and for coupling to a respective one of the sash balance assemblies. The slider body includes an aperture for rotatably supporting the rotor adjacent the bolt. The rotor and the bolt include cooperative camming surfaces for converting rotary motion of the rotor into movement of the bolt along the rotor axis, such that the bolt engaging surface selectively engages and disengages the track outer wall.

摘要： A sash balance brake and pivot pin assembly for a sash window which maintains the window substantially square prior to installation is disclosed. The pivot pin extends outwardly from the window sash. The sash balance brake is disposed within a track in the window frame and includes a cam rotatably disposed within an expandable housing. The pivot pin has a collar for lateral engagement with the cam to prevent the window frame from bowing away from the window sash, thereby maintaining the window frame substantially square.

摘要： A pivot corner adapted for operative engagement with a sash balance brake assembly of a pivotable sash window is disclosed. The pivot corner comprises a housing having an axial bore and a pivot pin. The pivot pin has a first portion disposed within the bore and a second portion extending outwardly therefrom and adapted for operative engagement with the brake assembly. The axial bore and the first pin portion are complementarily octagonal in cross-section. The first pin portion has a cross-section sufficiently smaller than the cross-section of the axial bore to permit non-destructive rotation of the pin relative to the housing upon application of a predetermined torque.

The bolt is spring braced and movable between a first portion within the cavity and a second position extending from the cavity. The latch is spring biased and moves transverse to the movement of the bolt. High strength molded plastic construction with guide means and close tolerances allow efficient distribution of forces from the extended bolt to the housing.
