    Abstract: A locking mechanism for a casement window assembly includes a housing adapted to be mounted on the window assembly, an actuator operably connected to the housing and pivotable about a fulcrum, and a linkage member having a first channel and a second channel. The housing has an elongated opening having opposed ends. The actuator includes an actuator body having a first pin and a second pin located thereon. The linkage member is connected to the actuator such that the first pin is received in the first channel and the second pin is received in the second channel. Pivoting the actuator about the fulcrum causes the first pin to move within the first channel and the second pin to move within the second channel, moving the linkage member along the opening, from one end of the opening to the other end of the opening.

    Abstract: An integrated tilt latch and sash lock assembly is suitable for use with a sash window assembly, and includes a sash lock mechanism, two tilt latch mechanisms, two connectors, and a drive mechanism engaging the connectors. The sash lock mechanism includes a handle and a rotor that is rotatable by movement of the handle. The tilt latch mechanisms each include a latch bolt moveable between an extended position and a retracted position. The first connector is operably connected to the rotor and to the latch bolt of the first tilt latch mechanism, and the second connector is operably connected to the latch bolt of the second tilt-latch mechanism. Movement of the first connector activates the drive mechanism, and activation of the drive mechanism creates reciprocal movement of the second connector to retract both latch bolts when the rotor is moved to the tiltable position.

    Abstract: A vertically adjustable hinge is disclosed. The hinge comprises a housing for attachment to a first structure. The housing has a housing cavity and an opening into the cavity. The cavity has an upper portion, a lower portion and a retaining portion forming a channel defining the upper portion and the lower portion. The hinge further includes a first leaf extending through the cavity opening and into the cavity upper portion, threaded nut rotationally fixed to the first leaf, and an adjustment mechanism disposed in the housing cavity. The adjustment mechanism comprises a jack screw extending between the upper cavity portion and the lower cavity portion. The jack screw has a threaded portion threadably engaging the nut in the upper cavity portion and a geared portion disposed in the cavity lower portion. The hinge further includes a worm gear engaging the jack screw geared portion, wherein rotation of the worm gear rotates the jack screw threaded portion in the nut, thereby moving the first leaf relative to the housing.

    Abstract: A multi-point locking assembly is configured for use with a door mounted within a frame, and includes a lock mechanism mounted in the door. The lock mechanism has a moveable actuator. An extension bolt assembly is removably connected to the actuator, and includes an extension bolt that is moveable by movement of the actuator between an extended position and a retracted position. A guide assembly is adapted to be mounted in the door adjacent the frame. The guide assembly has a passage therethrough.
