Abstract: Floor-ceiling panels are provided for a building that includes load bearing walls that are able to withstand vertical loads and lateral loads. The building may be a low-rise building or a mid-rise building. The floor-ceiling panels, as well as the load bearing walls, corridor panels, utility walls, and other parts of the building are pre-manufactured off-site and then installed on-site at the site of the building. The floor-ceiling panels are hung from the load bearing walls and are capable to receive and transfer lateral and vertical loads, as well as providing improved sound proofing and fire rating for the building.

Abstract: A building system may include at least one diaphragm beam having opposite ends connected to an external structural frame of a building, at least one pre-assembled floor-ceiling panel adjacent to a vertical side of and coupled to the diaphragm beam, and at least one pre-assembled wall adjacent to a horizontal side of and coupled to the diaphragm beam, The diaphragm beam may be filled with a mineral-based material, such as concrete. The one or more pre-assembled floor-ceiling panels may each include a plurality of joists extending perpendicular to the diaphragm beam, a floor-panel including at least one metal layer attached to the joists on a floor side of the pre-assembled floor-ceiling panel, and a ceiling panel including at least one layer comprising mineral-based material attached to the joists on a ceiling side of the pre-assembled floor-ceiling panel. The one or more pre-assembled walls may include interior and/or exterior walls of a building.

Abstract: A framing assembly is disclosed. The framing assembly includes a bracket defining a first bracket section and a second bracket section aligned in perpendicular relation relative to the first bracket section along a bracket bend. The bracket includes a first slit and a second slit formed along the second bracket section. The first slit and the second slit define a tapered or triangular shape. The first bracket section includes a plurality of linear sides and corners defined along the linear sides. The first bracket section may be coupled to a joist by disposing the first bracket section within an interior portion of a joist defined by a web, flanges, and returns of the joist. The linear sides and the corners of the bracket facilitate the bracket to snap in place within the interior portion of the joist and the first slit and the second slit receive the returns of the joist.

Abstract: A spacer frame assembly and method of assembly includes a substantially linear channel having first and second ends. The substantially linear channel that when assembled includes at least four sides and corresponding corners between each of the sides. The spacer frame assembly also has a connecting structure located at one of the first and second ends and an opposite frame end located at the other of the one of first and second ends. The opposite frame end has an inner channel for receiving a nose portion of the connecting structure. The spacer frame assembly also includes a stop extending from the connecting structure for locating the opposite frame end when in the assembled position.
