    Abstract: An automatic work order generation system for model predictive maintenance (MPM) of building equipment including an MPM system including an equipment controller to operate the building equipment to affect an environmental condition of a building. The MPM system can perform a predictive optimization to determine a service time at which to service the building equipment. The automatic work order generation system includes an equipment service scheduler that can determine whether any service providers are available to perform equipment service within a predetermined time range of the service time. In response to determining that service providers are available to perform the equipment service, the equipment service scheduler can select a service provider and an appointment time based on one or more service provider attributes. The equipment service scheduler can generate a service work order and transmit the service work order to the service provider to schedule a service appointment.

    Abstract: An automatic parts resupply system for building equipment including a model predictive maintenance system configured to determine a service time at which to perform service on the building equipment by performing a predictive optimization of a total cost of operating and servicing the building equipment over a time period. The service time is a decision variable in the predictive optimization. The automatic parts resupply system includes a resupply manager. The resupply manager is configured to generate a parts resupply order for the building equipment based on a result of the predictive optimization. The resupply manager is configured to determine a transmission time at which to transmit the parts resupply order to a parts supplier. The resupply manager is configured to transmit the parts resupply order to the parts supplier at the transmission time.

    Abstract: A controller for HVAC equipment stores a cascaded model that includes a disturbance model configured to predict a heat disturbance affecting the building zone as a function of one or more exogenous parameters and a physics model configured to predict a temperature of the building zone as a function of the heat disturbance and an amount of heating or cooling provided to the building zone by HVAC equipment. The processing circuit is configured to execute a combined training procedure to determine parameters of the disturbance model and parameters of the physics model, generate control signals for the HVAC equipment using the disturbance model to predict the heat disturbance and applying the heat disturbance as an input to the physics model, and operate the HVAC equipment to provide the heating or cooling to the building zone in accordance with the control signals.

    Abstract: An environmental control system for a building including building equipment operable to affect a variable state or condition of the building. The system includes a controller including a processing circuit. The processing circuit can obtain training data relating to operation of the building equipment and can perform a system identification process to identify parameters of a system model using the training data. The processing circuit can augment the system model with a disturbance model and estimate values of a historical heat disturbance in the training data based on the augmented system model. The processing circuit can train one or more heat disturbance models based on the training data and the estimated values. The processing circuit can predict a heat disturbance using the augmented system model along with the one or more heat disturbance models and can control the building equipment based on the predicted heat disturbance.

    Abstract: A model predictive maintenance system for building equipment that performs operations including obtaining an objective function defining a cost of operating and performing maintenance on the equipment as a function of operating and maintenance decisions for time steps within a time period of a life cycle horizon and including performing a first computation of the objective function under a first scenario where maintenance is performed on the equipment during the period, a result of the first computation indicating a first cost. The operations include performing a second computation under a second scenario in which maintenance is not performed during the period, a result indicating a second cost. The operations include initiating an automated action to perform maintenance on the equipment in accordance with decisions defined by the first scenario if the first cost is less than or equal to the second cost.

    Abstract: A method for automatically commissioning and operating an HVAC system to serve energy loads of a building site is shown. The method includes querying site information describing the building site to identify physical equipment and relationships between the physical equipment. The method further includes constructing an asset allocator model, the asset allocator model indicating connections between the physical equipment and resources produced or consumed by the physical equipment. The method further includes generating a mapping between points of the physical equipment at the building site and corresponding variables of the asset allocator model. The method further includes using the asset allocator model to generate values of one or more control variables of the asset allocator model.     Abstract: A control system includes one or more sensors configured to generate sensor data relating to building equipment. The sensor data includes first sensor data collected during a first time period and second sensor data collected during a second time period. The control system also includes a controller configured to use the first sensor data to generate one or more first model coefficients for a model for the building equipment. The controller is also configured to use the second sensor data to generate one or more second model coefficients for the model, generate a test statistic by comparing the one or more first model coefficients and the one or more second model coefficients, compare the test statistic with a value, and automatically identify a change relating to the building equipment in response to the test statistic exceeding the value.
