    Abstract: A torque limiting coupling assembly shields a valve actuator from abnormally high levels of torque. In normal operation, an actuator coupling transfers a driving torque from an actuator coupling to a valve shaft coupling and the valve shaft coupling engenders a shaft torque on a shaft of a valve. In torque actuated operation, when a counter torque applied to the shaft coupling exceeds a threshold value, the actuator coupling freely rotates relative to the valve shaft coupling and the driving torque is transferred to a biasing element of the torque limiting coupling assembly rather than to the valve shaft coupling, thereby shielding the valve or the actuator from high levels of torque.

    Abstract: A retention clip secures a valve shaft adapter collar to a valve actuator. The retention clip includes a central bar having opposing arms extending therefrom. Each arm includes a resilient spring clip junction attached to the central bar, a lug coupled to the resilient spring clip for receiving pliers, and an end extending from the lug and configured for insertion through a hole in the valve shaft adapter collar into a pocket of the valve actuator for retaining the valve shaft adapter collar therein. The pliers can be used to compress and consequently retract the ends into the holes to disassociate the valve shaft adapter collar from the valve actuator and/or insert the valve shaft adapter collar into the valve actuator.

    Abstract: A backflow preventer for preventing a reverse flow of water in a plumbing system including a body having an inlet and an outlet. The body forms an intermediate zone between the inlet and outlet. An inlet check valve prevents the reverse flow of water from the intermediate zone through the inlet. An outlet check valve prevents the flow of water from the outlet into the intermediate zone. An inlet pressure sensor, an intermediate pressure sensor and an outlet pressure sensor provide readings for the respective zones. A controller monitors a pressure differential between the outlet pressure zone and the intermediate pressure zone to compare the pressure differential to a pre-set range. The controller generates a warning/error message when the pressure differential is outside the pre-set range. The controller can also monitor an inlet pressure in the inlet zone to generate a message if the inlet pressure varies inappropriately.

    Abstract: An intelligent roof drain system includes a roof drain surrounded by a drain plate. A water seepage detection module is disposed proximate the drain plate. The water seepage detection module includes water seepage detection sensors and circuitry and an antenna system to inductively receive power and communicate water seepage data. A roofing membrane is disposed over the water seepage detection module. A monitoring module that includes control circuitry, power supply circuitry, water level detection circuitry, communications interface circuitry, and an antenna system to inductively supply power to and communicate with the water seepage detection module is disposed proximate the water seepage detection module such that the antenna systems align. The intelligent roof drain system can detect water seepage under the roofing membrane and standing water proximate the roof drain and communicate such events to a gateway and/or building management system.
