摘要:
A computerized method of determining the end of a measurement and verification period of a building management system is provided. The method includes calculating, for a plurality of periods, a target amount of energy savings resulting from energy conservation measures in a building. The method further includes calculating, for a plurality of periods, a least amount of energy savings resulting from energy conservation measures in a building. The method further includes comparing the target amount to the least amount. The method further includes ending the measurement and verification period, before the end of a maximum measurement and verification period, when the least amount is greater than the target amount. The method further includes outputting an indication that the measurement and verification period has ended to at least one of a memory device, a user device, or another device on the building management system.

A computer system for use with a building management system for a building includes a processing circuit configured to determine a building's baseline energy usage model. The processing circuit may be configured to determine one or more automatically selected variables for use in the baseline energy usage model for predicting energy use in a building. The processing circuit may be further configured to cause the display of the one or more automatically selected variables on a user interface device. The processing circuit may be configured to receive, from the user interface, a selection of one or more variables which differ from the one or more automatically selected variables. The processing circuit may be further configured to use the received selection to generate a new baseline energy usage model.

A computer system for use with a building management system for a building includes a processing circuit configured to automatically identify a change in a building's energy usage model based on data received from the building management system. The processing circuit may be configured to communicate the identified change in the static factor to at least one of (a) a module for alerting a user to the identified change and (b) a module for initiating an adjustment to the energy model for a building in response to the identified change.

A building management strategy includes using exponentially weighted moving averages with statistical models to detect changes in the behavior of the building management system. Detected changes in the behavior of the system may indicate a detected fault, a change in a predicted behavior, or a need for the statistical models to be updated.

Systems and methods for limiting power consumption by a heating, ventilation, and air conditioning (HVAC) subsystem of a building are shown and described. A feedback controller is used to generate a manipulated variable based on an energy use setpoint and a measured energy use. The manipulated variable may be used for adjusting the operation of an HVAC device.

A system for providing energy and/or water efficient building improvements to a building owned by a building owner is shown and described. The system includes a computer system configured to generate an invoice for the building owner based on estimated utilities that would have been consumed by the building had the building improvement measures not been installed. The computer system causes payment to an entity financing the building equipment using a portion of the difference between the invoiced estimated baseline utility consumption and the actual utility consumption costs.

A temperature sensing device is mounted to a structure of a building and senses temperature within a building space of the building. The temperature sensing device includes a housing. The housing includes a front surface that faces the building space when the temperature sensing device is mounted to the structure. The housing further includes a protrusion that protrudes from the front surface into the building space. The temperature sensing device further includes a mounting device within the housing and a temperature sensor mounted to the mounting device, the mounting device holding the temperature sensor within the protrusion.

The present invention provides a sequencing control strategy for environmental system controllers that takes better advantage of the capabilities of the system elements to enhance performance and reduce operating costs. A state machine controller is implemented by employing digital technology which enables greater accuracy in monitoring system performance and performing diagnostics. This control modality also provides greater tolerance of faults by permitting automatic reconfiguration of the control strategy so as to be independent of malfunctioning components.

A closed loop feedback control system operates to maintain a process variable at or near a process variable setpoint. A digital filter is implemented with the controller to filter the process variable signal input to the controller. The filter includes both an amplitude filter to clip signal spikes and glitches and low pass filter to remove higher order, noise related frequencies from the signal, that could adversely affect computational speed of the controller.
