Abstract: An environmental control system of a building including a first building device operable to affect environmental conditions of a zone of the building by providing a first input to the zone. The system includes a second building device operable to independently affect a subset of the environmental conditions by providing a second input to the zone and further includes a controller including a processing circuit. The processing circuit is configured to perform an optimization to generate control decisions for the building devices. The optimization is performed subject to constraints for the environmental conditions and uses a predictive model that predicts an effect of the control decisions on the environmental conditions. The processing circuit is configured to operate the building devices in accordance with the control decisions.

Abstract: A thermal management system includes a heat rejection device configured to fluidly couple to a refrigeration system, a fan configured to provide an entering airflow across the heat rejection device to cool a flow of water within the heat rejection device, and a controller configured to control a speed of the fan based on at least two of (i) a relative humidity of the entering airflow, (ii) a percentage of capacity one or more components of the refrigeration system are operating at, (iii) a ratio of water to energy costs, and (iv) a ratio of a design power of a compressor of the refrigeration system to a design power of the fan to minimize a total utility operation cost of the thermal management system including (i) energy costs to operate the fan and the refrigeration system and (ii) water costs of the flow of water.

Abstract: A system for controlling a flow rate of a fluid through a valve is provided. The system includes a valve and an actuator. An actuator drive device is driven by an actuator motor and is coupled to the valve for driving the valve between multiple positions. The system further includes a differential pressure sensor configured to measure a differential pressure across the valve and a controller that is communicably coupled with the differential pressure sensor and the motor. The controller is configured to receive a flow rate setpoint and the differential pressure measurement, determine an estimated flow rate based on the differential pressure measurement, determine an actuator position setpoint using the flow rate setpoint and the estimated flow rate, and operate the motor to drive the drive device to the actuator position setpoint.

Abstract: A system includes a plurality of thermostats corresponding to a plurality of HVAC systems that serve a plurality of spaces and a computing system communicable with the plurality of thermostats via a network. The computing system is configured to, for each space of the plurality of spaces, obtain a set of training data relating to thermal behavior of the space, identify a model of thermal behavior of the space based on the set of training data, perform a model predictive control process using the model of thermal behavior of the space to obtain a temperature setpoint for the space, and provide the temperature setpoint to the thermostat corresponding to the HVAC system serving the space. The plurality of thermostats are configured to control the plurality of HVAC systems in accordance with the temperature setpoints.

Abstract: A space controller includes processors and non-transitory computer-readable media storing instructions that, when executed by the processors, cause the processors to perform operations. The operations include obtaining a power consumption model that defines a change in power consumption of HVAC equipment that operate to provide heating or cooling to a space as a function of a change in temperature setpoint for the space and model parameters that represent thermal properties of the space. The operations include estimating values of the model parameters based on training data including values of the power consumption of the HVAC equipment, the temperature setpoint for the space, and outdoor air temperature at multiple times within a training period. The operations include using the power consumption model and the values of the model parameters to predict a change in the power consumption of the HVAC equipment expected to result from a change in the temperature setpoint.

Abstract: A control system includes one or more sensors configured to generate sensor data relating to building equipment. The sensor data includes first sensor data collected during a first time period and second sensor data collected during a second time period. The control system also includes a controller configured to use the first sensor data to generate one or more first model coefficients for a model for the building equipment. The controller is also configured to use the second sensor data to generate one or more second model coefficients for the model, generate a test statistic by comparing the one or more first model coefficients and the one or more second model coefficients, compare the test statistic with a value, and automatically identify a change relating to the building equipment in response to the test statistic exceeding the value.

The BAS includes a BAS-BIM integrator configured to receive BAS points from the BAS network and to integrate the BAS points with a building information model (BIM). The BIM includes a plurality of BIM objects representing the building equipment. The BAS includes an integrated BAS-BIM viewer configured to use the BIM with the integrated BAS points to generate a user interface. The user interface includes a graphical representation of the BIM objects and the BAS points integrated therewith.
