    Abstract: Fluid detection systems and methods using the same are disclosed. In embodiments the fluid detection systems include a sensor module and an electronics module. The sensor module includes a sensor housing that includes a liquid flow path and a sensor element disposed around at least part of the liquid flow path. The sensor element can detect a capacitance of the liquid flow path and provide a sensor signal to a controller in the electronics module. The electronics module can determine a detected capacitance in the liquid flow path based at least in part on the sensor signal, and can determine whether a wet event has occurred based on a comparison of the detected capacitance to a threshold capacitance. Methods using the fluid detection systems and fluid supply systems including the fluid detection systems are also disclosed.

    Abstract: A leak detection and response system includes a valve assembly with a housing defining an internal passageway. The valve assembly includes an internal inlet port, an internal outlet port, a valve port assembly, an external inlet port, and an external outlet port each in fluid communication with the internal passageway. The valve assembly includes a first sensor port disposed either between the external outlet port and the internal inlet port, or between the external inlet port and the internal outlet port. The valve assembly includes a first leak sensor positioned in the first sensor port for generating a signal indicating a presence of water. The valve assembly includes a controller configured to receive the signal from the first leak sensor, and control the valve assembly to align the valve port assembly to block water flow from the external inlet port.

    Abstract: A valve assembly having a bolt with a through hole for a security wire includes at least one valve of the valve assembly mechanically coupled to a pipe or to a section of another component of the valve assembly by a coupling or by a pair of mating flanges. At least one hollow bolt is bolted through a closing bolt hole of the coupling or a joining bolt hole of the pair of mating flanges.     Abstract: A fluid discharge event detection apparatus measures a change in capacitance to detect the presence of a fluid in a sensing conduit where the presence of fluid indicates a discharge event. The apparatus includes a first conduit, the sensing conduit and a control valve, coupled between the first conduit and the sensing conduit. The control valve is configured to activate and fluidly couple the first conduit and the sensing conduit to one another when the control valve detects at least one predetermined condition of a fluid within the first conduit. A sensor, configured to measure a capacitance value, is disposed about the sensing conduit. A controller, coupled to the sensor, is configured to detect a change in the sensing conduit capacitance value and assert an alarm condition upon detection of the change in the sensing conduit capacitance value.

    Abstract: An intelligent roof drain system includes a roof drain surrounded by a drain plate. A water seepage detection module is disposed proximate the drain plate. The water seepage detection module includes water seepage detection sensors and circuitry and an antenna system to inductively receive power and communicate water seepage data. A roofing membrane is disposed over the water seepage detection module. A monitoring module that includes control circuitry, power supply circuitry, water level detection circuitry, communications interface circuitry, and an antenna system to inductively supply power to and communicate with the water seepage detection module is disposed proximate the water seepage detection module such that the antenna systems align. The intelligent roof drain system can detect water seepage under the roofing membrane and standing water proximate the roof drain and communicate such events to a gateway and/or building management system.

    Abstract: A leak detection system for a building includes a pressure regulating valve (PRV) having a PRV inlet and a PRV outlet. The PRV is normally operative in a best operating range mode during flow conditions, and a PRV pressure at a lockup pressure during a no flow condition. An outlet pressure sensor is fluidly coupled to the PRV outlet to measure a PRV outlet pressure. A processor is operatively coupled to the outlet pressure sensor. A pressure monitoring process runs on the processor. The pressure monitoring process detects changes in pressure at the PRV outlet when the PRV pressure falls below the lockup pressure while remaining above a setpoint pressure to give an indicia of a building leak condition. A method to give an indicia of a building leak condition is also described.
